Felix Culpa Office is an adaptive reuse and mixed-use renovation that transforms a long-neglected commercial property into a contemporary workspace with integrated residential use. Located along a high-visibility corridor, the project repositions a previously underperforming building into an active, design-driven asset. The renovation introduces a refined street presence, improved glazing, and a cohesive material palette that enhances visibility and pedestrian engagement. Internally, the space supports both studio operations and client interaction, while a rear residential unit maximizes site utility and long-term value. The project demonstrates how targeted design interventions can convert overlooked properties into high-performing, income-generating assets.
